She is very knowledgeable and knows the market and process well and seems to think of everything in advance. She is smart, thorough, organized and a pleasure to just talk with or get down to business and figure out a plan. She was very collaborative with me and always valued my thoughts and opinions while also sharing her knowledge and experience with me to help reach decisions. I ALWAYS felt like she had my best interests in mind and that everything she did was towards that end. This meant a lot to me. With her help and connections, we took care of some things the house needed prior to listing it. She also had it professionally staged and photographed, so well that I could hardly believe it was the same house! There was also a narrated video tour as well as drone shots that showed the property well. She did some pre-list marketing of the house that I think helped generate interest as we had many showings and offers the first few days it was on the market. She kept me well informed with as much or as little information as I wanted and put together a very helpful spreadsheet showing all offers with relevant details and pros and cons of each and was so helpful with any negotiations. Again, she's very nice but can be tough too! I couldn’t imagine selling (or buying) a home without a great realtor like Penny in your corner. She made it all happen and we ended up closing on schedule for an over asking amount that I never thought the house could sell for! Penny Smith to help us find our dream home to live in the Colorado mountains. With no experience, we had no idea what to look for in living in a mountain home. We started out looking at mountain land to build our own home. Penny helped us find some beautiful properties, while at the same time, coming up with some beautiful existing mountain homes. Penny “struck gold” in finding our dream house for us. She was very professional in negotiating the price and conditions with the buyer’s agent and provided outstanding advice to secure the purchase. But then the real value of Ms. Smith came through!!! With all the various inspections for the well-water pump, septic system, land surveys, and the home itself, Penny had many great references for inspector sources for us to choose and every single one of them were outstanding. On top of that, she gave us a list of mortgage sources and home insurance agents, which is indeed challenging for a mountain property, that were all tough to choose between the great services that they provided. Every single person that Penny put us in contact with had the same extremely positive, customer-oriented attitude that we found in Penny herself which made this whole dream home process such a great experience. Penny then set out a very organized process and timeline to close on our home in less than 5 weeks from the time we met her to closing on the house. We were amazed by Penny’s outstanding organization and constant communication to answer every little crazy question that we had throughout this amazing adventure. We let Penny know when we first met that we were folks who usually looked at many houses pre buying and in this case we again looked at many houses before finding the right one. Penny was patient with us throughout the entire search. In each home she would ask us questions seeing if we could complete the checklist of what we were looking for in a home. She never judged or critiqued but instead would just ask what we thought and answer questions we may have had while in each house. We had already relocated our business to another state, and the sale of the farm was the last item that needed to be completed in order for us to move on with her real life.
